How Much Does Power Flushing Cost in Norwich?
Power flushing in Norwich typically costs between £400 and £700 for a standard domestic property, including chemicals, inhibitor dose, and a magnetic filter. Larger properties or heavily contaminated systems can cost more.
Typical price ranges
These guide prices are indicative. The exact quote depends on the property, access, materials and agreed scope.
- Small system (up to 6 radiators): £380–£480. Includes chemicals, inhibitor, and magnetic filter.
- Standard system (7–12 radiators): £450–£600. Most common domestic flush. Full day's work.
- Large system (13–18 radiators): £600–£800. Large family home. May take up to 10 hours.
- Additional radiators (per unit): £25–£40. Priced per additional radiator beyond the base quote.
- Magnetic filter (if not included): £80–£150. MagnaClean or equivalent. Included in our standard quote.
Number and condition of radiators
The more radiators, the longer the flush. Heavily contaminated systems require more chemical passes and longer flushing time.
System layout
Some older properties have complex pipework layouts requiring the machine to be reconnected at multiple points. This adds time to the job.
Boiler type
Open-vented (gravity) systems require different preparation to sealed (pressurised) systems. We adapt our process accordingly.
Sludge severity
Very heavily contaminated systems (black water when bleeding radiators) take longer to flush to clear and may require a second chemical pass.
Is a power flush worth the money?
Yes, in most cases. A contaminated system costs you an extra £150–£300 per year in energy bills and causes radiators and pumps to fail early. The flush typically pays for itself within 2–3 years.
How do I know I need a power flush?
Cold patches at the bottom of radiators, black water when you bleed a radiator, and slow warm-up times are the clearest signs. We'll advise honestly after a quick inspection.
How often should I power flush?
Once, with a magnetic filter fitted. The filter prevents sludge returning. You shouldn't need to power flush again for the life of the system if the filter is maintained.
Does power flushing damage old pipes?
Correctly performed, no. We adjust the pump pressure based on pipe condition. Old systems may show pre-existing leaks during the flush — we address these as part of the work.
