What the common small jobs cost
"From" prices for straightforward jobs. Every home is different — if a job turns out bigger than the guide (odd fittings, access issues, parts you can't get off the shelf), we'll tell you before any work starts and agree the exact price with you. You approve it first. No surprises, ever.
- Dripping tap or tap repair (from £70): Most tap fixes are washers, O-rings or cartridges. Parts extra if not on the van — always agreed first.
- Tap replacement (per tap) (from £80): Supply your own tap or we'll source one. Fitting, sealing and testing included.
- Toilet flush, fill or leak diagnosis (from £80): Running loo, weak flush, leaking pan connector — diagnosed and fixed where possible on the first visit.
- Shower pump swap (£100): Like-for-like pump swap, our most-quoted small job. Includes isolation, fitting and commissioning.
- Isolation valve or stopcock (from £90): Seized or weeping valves replaced so next time you can turn the water off in seconds, not minutes.
- Appliance connection (from £80): Washing machine, dishwasher or fridge-freezer plumbed in properly — not just pushed onto a misused valve.
- Outside tap installation (from £120): Frost-protected, with a double-check valve to meet water-regulations requirements.
- Thermostatic cartridge swap (from £90): The fix behind most lukewarm-shower calls. We identify the exact cartridge; you order it direct, no mark-up.
- Leak finding (from £90): Thermal camera and acoustic leak detector on every van — we find it before we open anything up.

Book ahead and it's cheaper
Planned small jobs — £90 callout. Booked 48+ hours ahead: £90 callout with the first hour included, then a fixed price agreed for any work beyond that. Emergencies — 24/7. £130 inc VAT (7am–10pm) / £190 inc VAT overnight (10pm–7am). Both include travel and the first hour on site. Parts, materials and labour beyond the first hour are quoted and agreed before proceeding. Are these the final prices?
No — they're honest guide prices for straightforward versions of each job. Your exact price is agreed with you before work starts, and it's fixed at that. If access is awkward or parts are unusual, we say so before touching a spanner.
Do you charge a callout on top?
For planned work booked 48+ hours ahead, the £90 callout includes the first hour. Emergencies are £130 including VAT from 7am–10pm or £190 including VAT from 10pm–7am, including travel and the first hour on site — there's no separate callout bolted on top. Parts, materials and labour beyond the first hour are quoted and agreed before proceeding.
What if you can't fix it on the first visit?
You only pay for what's been done and agreed. If a part needs ordering (like a specific thermostatic cartridge), we'll have diagnosed it, quoted it and ordered the fix — you're not paying for us to stand around.
