Plumbing in Norwich's Northern Villages — NDR Corridor Guide
The Northern Distributor Road opened up Sprowston, Rackheath, and Thorpe End to rapid development. Here's what new homeowners should know about plumbing in this corridor.
The NDR development corridor
The Northern Distributor Road, completed in 2018, opened large areas of north-east Norwich to residential development. Thousands of new homes have been built at Rackheath, Sprowston, and Thorpe End in the years since.
What new-build plumbing looks like
New-build homes in this corridor are typically fitted with plastic (MDPE/PEX) pipework and pressurised sealed heating systems. These systems are generally reliable but have specific maintenance requirements that developers don't always explain.
Common issues we see on new NDR homes
Inadequate commissioning by the developer's contractor (systems not balanced, inhibitor not added). TRV settings left at default. Shower pressure lower than expected. Snagging issues — joints not fully pushed home, valves not opened fully.
Bathroom and shower problems on new builds
New-build bathrooms often use budget-grade fittings to hit price points. Shower trays creak, tap cartridges fail early, and grouting can crack as the property settles. We fix these as a standalone job or as part of a bathroom upgrade.
Our advice for NDR corridor homeowners
Book a system check in the first year. Ask us to add inhibitor if it wasn't added at commissioning. Have us balance the radiators for even heat throughout. Check all shower trays and bath seals are seated properly.
