Ignite Plumbing

The shower's gone lukewarm and the bath won't get hot? You're not alone — it's the estate, not your boiler.

St George's Park was built in 2017–18, and every home on the development was fitted with the same builder-spec taps and thermostatic showers. Eight years on, those cartridges are reaching the end of their life — all at the same time, street by street. It's one of the most common jobs we're called to here, and it's usually a £-part fix, not a new shower. It's a lovely estate — well-built homes, a proper Norfolk village on the edge of the Broads, and genuinely nice people. We've been working on it this very week, which is exactly why we built this page.

The St George's Park symptoms — we see these every week

If your home was built on the estate around 2018, these are the tell-tale signs that a thermostatic cartridge is on its way out. The water heater is usually fine — the valve in the shower or tap has simply worn out.

  • No hot water to the bath — or only tepid: The bath mixer won't swing past warm even with the boiler working flat out. Classic worn thermostatic cartridge.
  • Shower runs hot, then lukewarm, then cold: Temperature swings mid-shower, or you have to keep re-adjusting the handle. The thermostat element has lost its calibration.
  • Taps dripping or handles gone stiff: The same builder-spec tap cartridges were fitted across the whole estate — when one goes, your neighbours' are usually not far behind.

This week's Loddon job — the actual photos

We were working in Loddon (NR14) this very week on exactly this: a wall-mounted thermostatic bath/shower mixer that had stopped holding temperature, plus underfloor heating thermostats. No stock photos — this is the real work.

  • The wall-mounted thermostatic mixer: Chrome plate, three handles — the temperature is controlled by the cartridge behind the middle spindle.
  • The thermostat backplate exposed: Thermostat removed to expose the backplate and wiring connections.
  • The cartridge itself, out and identified: This is the £-part that fixes a lukewarm bath or a shower that won't stay hot. You order it direct — no mark-up.
  • Heatmiser UFH thermostats: We also swap and re-commission the estate's underfloor heating thermostats — same visit, same van.
  • The UFH control gear: JG underfloor heating wiring centre and controls — we know these systems well and carry the common spares.
  • And yes — we were actually there: Van's-eye view, Loddon, this week. Local plumber, real jobs, no call centres.

One visit to identify it. You order the part. We come back and fit it.

This is the honest, cheap way to fix it — you don't pay us to sit in traffic sourcing parts, and you don't get talked into a whole new shower you don't need.

  1. We visit and identify the exact cartridge: We strip the shower or tap, work out the make and model of cartridge fitted on your house type, and measure it on the spot.
  2. You order the right part — we tell you exactly which: We give you the exact part number and where to get it. You pay trade-online prices, not a mark-up.
  3. We return as soon as it arrives and fit it: Quick swap on the return visit, tested hot before we leave — covered by our 12-month workmanship guarantee.

Everything we fix on the estate

  • Underfloor heating thermostats: Wall thermostats on the wet underfloor heating fail too. We replace failed units and re-pair the new ones so each zone holds its temperature again.
  • Shower & bath mixer repairs: Thermostatic cartridge replacement, leaking bar valves, stiff or dripping basin and bath taps — the most common estate callouts.
  • Isolation valves & stopcocks: Stiff or seized isolation valves are worth sorting before a cartridge job — so a future leak can be turned off in seconds.
  • Leak detection: Thermal camera and acoustic leak detector on every van — for damp patches, ceiling stains or a boiler losing pressure.
  • Heating & boiler work: Boiler faults, radiators, power flushing and heat pump work. If it's the boiler rather than the cartridge, we'll tell you straight.
  • New-build snagging fixes: Still inside the developer's warranty window on some plots? We can diagnose and document faults for you to raise with the builder.

You'll get Steve — the same plumber who answers the phone

Ignite Plumbing is a one-van, Norwich-based business — no agents, no booking centres, no "someone will be with you between 8 and 6". You ring, you speak to the person who'll actually do the work, and when we say we'll come back when your cartridge arrives, we come back. We're on the estate regularly now, we know the house types and the fittings they were built with, and we're building a proper name for ourselves here — street by street, one neighbour's recommendation at a time.

We cover St George's Park and the immediate streets around it

Loddon is inside our 30-mile Norwich guarantee zone — around 25 minutes from the city. We keep this page deliberately tight to the estate itself, so if you're reading this, you're exactly who it's for.

Lukewarm bath? Don't replace the shower — replace the cartridge.

Call or WhatsApp us a photo of the tap or shower valve — we can often identify the part before we even arrive.

Why has my shower suddenly gone lukewarm?

On St George's Park it's almost always the thermostatic cartridge wearing out — the valve that blends hot and cold water inside the shower or bath mixer. Boilers rarely fail in a way that affects only one outlet, so if the kitchen tap still runs scalding hot, the boiler isn't your problem.

Can you fix it on the first visit?

Usually the first visit is a diagnosis: we identify the exact cartridge your house type was fitted with and give you the part number to order. Once it arrives we come straight back and fit it — most swaps are done within the hour.

My neighbour has the same problem — do you do several houses in one street?

Yes, and it's genuinely common on this estate. If we're already on your street for one job, booking alongside a neighbour can save everyone a callout. Just mention it when you call.

Do you cover rented homes on the estate?

Yes — we work for homeowners, landlords and housing associations. If you rent, we're happy to speak to your landlord directly and provide a written diagnosis they can act on.

Are you Gas Safe?

Boiler and gas work is handled appropriately qualified and certified — for taps, showers, thermostats, leaks and underfloor heating controls, that's our everyday work.
