Thermostatic Mixing Valve Replacement in Norwich
A thermostatic mixing valve (TMV) is the small chrome valve that blends your hot and cold water down to a safe temperature before it reaches the bath or shower. When one fails, it either leaks quietly under the bath panel or stops controlling the temperature properly. Ignite Plumbing replaces failed mixing valves across Norwich and the surrounding area, 24 hours a day.

Why there's a mixing valve under your bath
The valve in these photos is a Bristan MT503 — a compact three-port thermostatic mixing valve. It takes the hot supply and the cold supply and blends them to a factory preset of 43°C before the water reaches the taps.
It's there for one reason: scald protection.
- Your hot water cylinder is stored at around 60°C. That's deliberate — the cylinder needs water that hot to stay hygienic — but at 60°C, water can scald skin in seconds.
- The mixing valve blends that down to a safe 43°C at the point of use.
- If the cold supply suddenly drops — someone flushes the loo, the washing machine starts filling — the valve automatically clamps the hot side, so the shower doesn't spike scalding-hot. That's its built-in thermal shut-off.
Many modern bath and shower fittings are specified with a TMV2-approved mixing valve for exactly this reason. It isn't an optional extra — it's the piece of kit that lets your taps run warm instead of dangerous.
Why thermostatic mixing valves fail
TMVs live in the worst spot in the house: under the bath, where nobody looks. The usual failure causes:
- Limescale and debris building up in the thermostatic cartridge
- Perished seals after years of pressure and heat cycles
- Corrosion creep on the compression joints (the green crust you'll spot on old fittings)
- Valves that haven't been serviced in years seizing up
Because they sit under the bath panel, a slow leak soaks the floorboards for weeks before anyone notices — and the first visible sign is often a stain on the ceiling of the room below. That's how one small valve turns into a much bigger repair bill.
Signs a mixing valve needs replacing
- Damp patches, drips or a musty smell around the bath panel
- Green or white crust forming on the valve or its compression nuts
- Bath and shower temperature swinging hot and cold for no reason
- The shower running noticeably hotter than it used to (the shut-off failing)
- Weaker flow at the bath mixer than there used to be
Any one of these is worth a phone call. The temperature symptoms mean the safety function is failing — not just the plumbing.
Recent job: leaking TMV swapped out under a bath
These photos are from a recent 24/7 call-out. The leak was traced to a failed thermostatic mixing valve under the bath panel. We isolated the supply, drained down, removed the failed valve and fitted a new Bristan MT503 — preset at 43°C, max inlet temperature 80°C — using compression fittings, so there's no hot work near a finished bathroom. Then it's back on, checked under pressure for weeps, and the blended water temperature tested at the taps.
For this job, we had the replacement valve on the van and completed the work in a single visit.
Repair or replace?
A TMV cartridge can sometimes be cleaned or serviced on a planned visit — worth doing if the valve is good quality and easy to get to. But when the valve body itself is leaking, or the thermostatic element has failed, a like-for-like replacement is the fastest, most reliable fix. We'll confirm parts availability and timing, explain which option you're looking at, and agree the price before any work starts.
How much does it cost?
The call-out is £130 inc VAT between 7am and 10pm, or £190 overnight (10pm–7am). The replacement itself is quoted before we touch anything — you agree the price first, then we start. No surprises.

What does a thermostatic mixing valve do?
It blends hot and cold water to a preset safe temperature — 43°C on the valve fitted here — so your bath or shower can't scald. If the cold pressure drops, it clamps the hot side automatically.
Can a leaking mixing valve be repaired?
Sometimes — the cartridge can be serviced on a planned visit. If the body is leaking or the thermostatic element has gone, we replace it like for like. Either way you get the price before we start.
