Damp Patch on Wall or Ceiling — Is It a Plumbing Leak?

A damp patch that appears suddenly or grows quickly is almost certainly a plumbing leak. Damp that grows slowly over winter and dries in summer is more likely condensation or rising damp.

Leaking pipe joint or fitting

Compression joints, push-fit connections, and soldered joints can all fail over time, especially with pressure fluctuations or movement. Water seeps through the wall cavity.

Leaking supply pipe under floor

Supply pipes running under concrete or timber floors can develop pinhole leaks from corrosion. The leak may travel a distance before appearing.

Condensation or rising damp

Not a plumbing leak — but looks similar. Condensation patches are typically on cold external walls and worse in winter. Rising damp starts at floor level.

Leaking radiator or towel rail

A weeping valve or joint behind a radiator can run water down the wall over a long period before the patch becomes visible.

Practical checks and next steps

Finding a hidden leak requires acoustic listening equipment and/or thermal cameras. Cutting into walls or floors without locating the leak precisely just makes the problem worse and more expensive.

  • Turn off any appliances using water near the damp area.
  • Check if the patch is growing or static — photograph it and check again in 24 hours.
  • Look for the nearest plumbing above or adjacent to the patch.
  • Check the water meter — if it's moving with all taps off, there's an active leak.
  • Call a plumber with leak detection equipment before breaking into walls.
How do I know if it's a plumbing leak or damp?

A plumbing leak typically appears suddenly, grows over days, and may have a yellowish water stain ring. Condensation develops gradually over cold months and is usually on external walls. Check your water meter with all taps off — if it moves, it's a leak.

Can you find a leak without breaking walls?
